The Legacy

Much Needed Housing To Support Our Community's Current and Future Workforce

Titanium Partners is partnering with T2 Inc. to build a 148-unit, 5-story apartment complex near the main campus of Lake Superior College in Duluth, MN. Thirty units will be offered at 50 percent AMI, thanks to a partnership with the Housing and Redevelopment Authority of Duluth, MN (Duluth HRA). The project will include indoor, underground parking as well as additional surface parking. Construction can begin as early as Fall of 2026 and is expected to take approximately a year and a half to complete.

The Goal of the Project

The goal of The Legacy is to serve as a workforce incubator, helping recruit and retain students and young professionals in career fields including nursing and other healthcare-related fields, manufacturing and other trades, aviation, transfer students and more. Housing is open to students, graduates and the general public.

Convenient Location

The Legacy’s convenient location in the middle of Duluth offers beautiful panoramic views of the nearby forest, rolling hills, the harbor, and Lake Superior.

Connected with Nature

Connectivity with nature is a consistent theme throughout the project, as this area serves as a hub for local trails, including the nearby Duluth Traverse.

DESIGN GOALS

Minimize impact on surrounding forest.

The Legacy project is designed to respect and preserve the existing wooded character of the site by limiting tree removal and working with natural topography.
 

Focus on sustainable approach which embraces density over sprawl, minimizing the footprint.

By concentrating development into a compact building form, the project reduces land disturbance and preserves more open space for ecological and community benefit.

Create sensible landscape buffers between the project and site edges. 

Thoughtfully designed landscape buffers provide a gradual transition between The Legacy development and adjacent properties or natural areas.
